The authors investigate the preferences of real estate developers for investments in an area with highly praised historical heritage: the Old Arsenal of Venice. A Conjoint Choice Analysis survey has been undertaken among 146 operators likely to consider investment in Venice. From the information provided by the respondents emerged that the existence of conservation constraints is far from being the main consideration, while investors consider predominantly, together with cost and location, the full property and the possible uses.
